Georgia lawmakers have begun a broad review of the state's property tax system that could shape local government finance and property taxation for years to come. The Georgia House Blue-Ribbon Study Committee on Local Government Taxation, Funding and Budgeting held its first meeting on July 22 in Cartersville and will continue meeting throughout the summer and fall before making recommendations for the 2027 legislative session.

FHA Seeks Feedback on a New Repayment Option for Borrowers

The Federal Housing Administration (FHA) has posted a draft policy that provides an alternative disclosure option that would give lenders a new way to handle partial claims: hidden liens that surface late in a transaction and hold up closings. FHA is accepting stakeholder feedback through September 3, 2026.

Under the proposal, lenders could instead secure the past-due amount through a non-interest-bearing balance under the existing FHA-insured mortgage, documented with a repayment agreement rather than a recorded subordinate mortgage.

Last year’s One Big Beautiful Bill Act renewed and permanently expanded the Qualified Opportunity Zone (QOZ) program through the creation of “QOZ 2.0,” which will take effect on January 1, 2027. While the original QOZ program will remain active for existing investments through 2047, the updated version introduces new rules, fewer designated zones, and enhanced tax benefits for rural communities. The IRS has already issued guidance to states on the nomination process for new zones, with formal nominations beginning July 1, 2026. National Association of REALTORS® is encouraging REALTORS® to engage with local and state leaders during the vetting process to help identify strong candidates for future Opportunity Zones and support economic development efforts in their communities.
